PropertyInvestmentsPH is not the official website of SM Development Corporation. All trademarks, project names, images, floor plans, and related materials remain the property of their respective owners and developers.

By accessing and using this Website, you acknowledge and agree to be bound by these Terms and Conditions, all applicable laws, and relevant regulations of the Republic of the Philippines.

By entering this Website, you consent to the collection of non-identifiable information for analytics, performance monitoring, and content optimization purposes.

All content is provided for informational and marketing purposes only and does not constitute a binding offer, contract, or representation unless expressly stated in a written agreement issued by the developer.

RESERVATION PROVISION
Reservation of any property featured on this Website is subject to the official reservation policies of SM Development Corporation or the applicable developer.

Reservation fees are non-refundable and are typically valid for a fixed period (usually thirty (30) days) from the date of payment, subject to developer confirmation.

Failure to submit complete documentary requirements, execute required reservation agreements, or comply with payment deadlines may result in automatic cancellation of the reservation and forfeiture of the reservation fee, in accordance with the developer’s policies.

All reservations are non-transferable and subject to final approval by the developer. Availability of units is not guaranteed and may change without prior notice.

PropertyInvestmentsPH acts solely as a marketing and facilitation channel and does not hold or control reservation funds.

PAYMENT AND PAYMENT MODES

All payments related to property purchases shall be made directly to the developer through officially designated payment channels.

PropertyInvestmentsPH does not receive, hold, or process buyer payments.

Accepted payment methods, currency conversions, penalties for late payment, and financing arrangements are governed solely by the developer’s official Terms of Payment.

Buyers acknowledge that payments made to unauthorized individuals or channels are made at their own risk and shall not bind the developer.

SALES DOCUMENTS AND OTHER BUYER REQUIREMENTS

Buyers are required to submit all documentary requirements as mandated by the developer, including but not limited to:

• Valid government-issued IDs

• Proof of income or financial capacity

• Completed buyer information sheets

• Post-dated checks (if applicable)

Failure to submit required documents or execute the Contract to Sell within the prescribed period may result in cancellation of the transaction and forfeiture of payments, as provided under the developer’s policies.

Ownership of the property remains with the developer until full payment of all obligations.

AGREEMENTS AND OTHER CONDITIONS

Buyers confirm that they have reviewed the project details, location, layout, and specifications and understand that plans, sizes, and features are subject to revision by the developer.

PropertyInvestmentsPH makes no warranties regarding future developments, timelines, or project completion beyond what is officially disclosed by the developer.

Any homeowner association, condominium corporation, or project governance structure shall be organized and managed by the developer in accordance with applicable laws.
