PropertyInvestmentsPH is not the official website of SM Development Corporation or any developer. All trademarks, project names, images, floor plans, and related materials remain the property of their respective owners.

By accessing and using this Website, you agree to be bound by these Terms and Conditions, applicable laws, and regulations of the Republic of the Philippines.

By using this Website, you consent to the collection of non-identifiable data for analytics, performance tracking, and content optimization.

RESERVATION PROVISION

Reservation of any property featured on this Website is subject to the official policies of the developer.

Reservation fees are generally non-refundable and valid for a limited period (typically thirty (30) days), subject to developer confirmation.

Failure to comply with documentary requirements, reservation procedures, or payment deadlines may result in automatic cancellation and forfeiture of the reservation fee, in accordance with developer policies.

All reservations are:

  • Non-transferable

  • Subject to final approval by the developer

  • Dependent on unit availability, which may change without prior notice

PropertyInvestmentsPH acts solely as a marketing and facilitation channel and does not receive, hold, or control reservation payments.

PAYMENT AND PAYMENT MODES

All payments must be made directly to the developer through their official and authorized payment channels.

PropertyInvestmentsPH does not collect, receive, or process payments on behalf of buyers or developers.

Payment terms—including:

  • Accepted payment methods

  • Financing arrangements

  • Currency conversions

  • Penalties and charges

are governed solely by the developer’s official Terms of Payment.

Buyers acknowledge that payments made to unauthorized individuals or channels are at their own risk and shall not bind the developer or PropertyInvestmentsPH.

SALES DOCUMENTS AND BUYER REQUIREMENTS

Buyers must submit all required documents as mandated by the developer, including but not limited to:

  • Valid government-issued identification

  • Proof of income or financial capacity

  • Completed buyer information sheets

  • Post-dated checks (if applicable)

Failure to submit required documentation or execute the Contract to Sell within the prescribed period may result in cancellation of the transaction and possible forfeiture of payments, subject to developer policies.

Ownership of the property remains with the developer until full payment and compliance with contractual obligations.

AGREEMENTS AND OTHER CONDITIONS

Buyers confirm that they have reviewed all project details, including location, layouts, and specifications.

All plans, dimensions, features, and timelines are subject to change at the discretion of the developer without prior notice.

PropertyInvestmentsPH makes no guarantees or warranties regarding:

  • Project completion timelines

  • Future developments

  • Investment returns

Any condominium corporation, homeowner association, or governing body shall be established and managed by the developer in accordance with Philippine laws.
